Sell your home for a 1% listing fee.
On a $400,000 home, that is $4,000 instead of $12,000 at a 3% listing fee. You keep $8,000 more, with a licensed Texas agent handling your sale from pricing to closing.
- 1% listing fee, in writing
- Priced from real comparable sales
- Negotiated by Ken Michael
- Timed around your next move
Compared with a 3% listing fee. Buyer's agent compensation and third-party costs are separate. Commissions are negotiable and not set by law.
Same sale. Full representation. A third of the fee.
A 3% listing fee
On a $400,000 sale, a 3% listing fee is $12,000 out of your equity at closing.

The difference stays with you
That is money for your next down payment, your move, or your savings.

A lower fee, not a lower standard.
You still get a licensed Texas agent who prices it right, puts it in front of buyers and protects you through closing.
Pricing from real sales
A price built on recent comparable sales in your neighborhood, so the home sells for what it is worth without sitting.
Listed on the MLS
Your home goes on the multiple listing service, so it reaches the agents and buyers searching your area.
Showings coordinated
Showing requests, feedback and follow-up handled for you, so you are not fielding calls all day.
Offers negotiated
Every offer reviewed with you line by line, with price, terms, concessions and timing negotiated on your behalf.
Contract to close
The option period, inspections, repair requests and appraisal managed, so problems are solved before they cost you the deal.
Timed with your next home
Your sale coordinated with your next purchase, so the two closings line up instead of colliding.
From first call to closing day.
Tell us about your home
A short conversation about your home, your timeline and where you are going next.
Get your pricing plan
Ken prepares a price based on recent comparable sales and walks you through it before you commit to anything.
Sign a 1% listing agreement
Your 1% fee, and everything else about the listing, set out in writing up front.
List, negotiate and close
Your home goes on the market, offers are negotiated and the sale is managed through to closing.

Keep more on the sale. Get money back on the purchase.
List your current home for 1%, then buy your new-construction home with up to 2.5% back. One agent coordinates both, so the timing works.

What the 1% covers, and what it does not.
Covered by the 1% listing fee
- Ken's work as your listing agent, from pricing to closing
- Listing your home on the MLS
- Showing coordination and offer negotiation
- Managing the contract through to closing
Separate, and always disclosed in writing
- Any compensation you choose to offer a buyer's agent

Selling questions.
Is it really full service for 1%?
Yes. Ken is your listing agent from pricing through closing: he prices your home from comparable sales, lists it on the MLS, coordinates showings, negotiates offers and manages the contract to closing. What changes is the fee.
What is not included in the 1%?
Any compensation you choose to offer a buyer's agent, title and closing costs, repairs or concessions you agree to, and HOA fees are separate. All of it is set out in writing before you list.
Do I have to offer a buyer's agent anything?
That is your decision, and it is negotiable. Offering buyer's agent compensation can widen your pool of buyers, and Ken will walk you through the tradeoffs for your home and market before you decide.
Where does the 3% comparison come from?
It is a point of comparison, not a standard rate. Commissions are negotiable and are not set by law. We compare with 3% so you can see what 1% means in dollars on your sale.
Can I sell and buy a new home at the same time?
Yes. Ken coordinates both so the closings line up, and your new-construction purchase can qualify for up to 2.5% back under our new construction program.
Which areas do you cover?
Dallas and Fort Worth, including Collin, Dallas, Denton, Tarrant, Rockwall, Kaufman, Ellis and Grayson counties.
