Privacy Policy

1. Who we are

Texas New Home Rewards ("Texas New Home Rewards," "we," "us" or "our") is a new-construction home buyer program and a subsidiary of Pipeline Concierge. Real estate brokerage services are provided by Ken Michael, a Texas licensed real estate sales agent (License #571164) sponsored by eXp Realty, LLC (License #603392).

This policy explains how we handle information collected through texasnewhomerewards.com (the "Site") and when you contact us by phone, text or email.

2. Information we collect

Information you give us

• Contact details, such as your name, email address and mobile phone number.
• Home search details, such as the areas you are considering, your price range and timeline, builders or communities you are interested in, whether you have already visited or registered with a builder, whether you need to sell a home first, and anything you write in a message to us.
• Communications, including emails, text messages and notes from calls with us.
• Transaction information. If you become a client, we collect the information needed to represent you, such as your buyer representation agreement, purchase contract and closing details.

Information collected automatically

• Technical data. Like most websites, our hosting provider records your IP address, browser type, device type, the pages you visit and the date and time of each visit. This is used to operate and secure the Site.
• Cookies and similar technologies, as described in section 7.

The reward calculator

The numbers you enter into the reward calculator are processed in your own browser. They are not sent to us unless you separately submit a form.

3. How we use it

• To respond to you, schedule a consultation and confirm your eligibility for the reward.
• To provide real estate brokerage services, including searching for homes, comparing builders and incentives, negotiating and coordinating your closing.
• To register you with builders as a represented buyer when you ask us to.
• To contact you by phone, text message or email about your home search, in line with the consent you give.
• To operate, secure and improve the Site.
• To meet our legal and regulatory obligations, including Texas Real Estate Commission rules, fair housing laws and brokerage record-keeping requirements.
• To detect and prevent fraud, abuse and security incidents.

4. How we share it

We do not sell your personal information. We share it only as follows:

• Our brokerage. Ken Michael and eXp Realty, LLC, the sponsoring broker, which supervises the brokerage services and keeps records that real estate law requires.
• Builders. When you ask us to, we share your name and contact details with a builder to register you as our client. This is how your representation, and your reward, are recognized.
• Parties to your transaction, at your direction. For example lenders, title companies, inspectors and closing attorneys you choose to work with.
• Service providers that help us run the business, such as website hosting and customer relationship, email and text messaging platforms. They may use your information only to provide services to us.
• Pipeline Concierge, our parent company, to operate and support our business under this policy.
• Legal requirements. When required by law, court order or a regulator such as the Texas Real Estate Commission, or to protect the rights, property or safety of our clients, the public or us.
• Business transfers. In connection with a merger, acquisition or sale of all or part of our business, in which case this policy continues to apply to your information.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. The categories above exclude text messaging originator opt-in data and consent, which will not be shared with any third parties.

5. Text messages

If you give us your mobile number and agree to receive text messages, we may text you about your home search, appointments, eligibility and the reward program. Message frequency varies. Message and data rates may apply. Reply STOP to stop receiving messages at any time, or HELP for help. Agreeing to receive text messages is not a condition of buying a home or of working with us. 6. Third-party services

• New home search. The search on our New Construction page is provided by ShowingNew and appears within our Site. Anything you enter there, including creating an account or saving homes and searches, is collected by ShowingNew under its own privacy policy.
• Fonts. The Site's typefaces are delivered by Google Fonts, so your browser connects to Google's servers, which receive your IP address.
• Other websites. Links to other sites, such as Pipeline Concierge, eXp Realty or the Texas Real Estate Commission, are governed by those sites' own privacy policies.

7. Cookies, analytics and advertising

We may use cookies and similar technologies, including analytics tools such as Google Analytics and advertising tools such as those provided by Google and Meta, to understand how the Site is used and to measure and improve our advertising. These tools may collect information about your device and your activity on the Site.

You can block or delete cookies in your browser settings, opt out of Google Analytics with Google's browser add-on, and manage ad preferences in your Google and Meta account settings. You can also ask us to stop using your information for targeted advertising by contacting us.

8. How long we keep it

We keep personal information for as long as we need it for the purposes described in this policy, including records that real estate law requires the brokerage to keep. When it is no longer needed, we delete it or remove the details that identify you.

9. Security

We use reasonable administrative, technical and physical safeguards to protect your information. No website, transmission or storage method is completely secure, so we cannot guarantee absolute security.

10. Your choices and rights

• Marketing. Reply STOP to any text message, use the unsubscribe link in any marketing email, or contact us.
• Your information. You may ask us to confirm whether we process your personal information, give you access to it or a copy of it, correct it, or delete it, and to opt out of targeted advertising. We do not sell personal information or use it for profiling that produces legal or similarly significant effects.

Texas residents may have these rights under the Texas Data Privacy and Security Act. To make a request, email us at the address below. We will respond within 45 days. If we decline your request, you may appeal by replying to our decision, and if your appeal is denied you may contact the Office of the Texas Attorney General. Some information may have to be kept to meet legal obligations, such as brokerage records. We will not treat you differently for exercising your rights.

11. Children

The Site is intended for adults. We do not knowingly collect personal information from anyone under 18. If you believe a child has given us information, please contact us and we will delete it.

12. Changes to this policy

We may update this policy from time to time. When we do, we will change the "Last updated" date above, and we will give additional notice of significant changes where appropriate.
