Real money back, run by a real person.
Texas New Home Rewards exists because buyers and sellers were being asked to choose between saving money and being properly represented. We think that is a false choice, so we built three programs to prove it.
Ken Michael
Licensed Texas real estate professional, and the face of every Texas New Home Rewards transaction.
Ken has served buyers and sellers throughout the Dallas and Fort Worth area since earning his real estate license in 2006. For nearly two decades he has worked alongside his wife, top-producing broker Misty Michael, building a real estate business with more than $700 million in closed sales volume.
A significant part of that business came from helping clients purchase new-construction homes. Through years of working directly with builders, Ken developed extensive knowledge of the building process, builder contracts, available incentives, and the details buyers can easily overlook when purchasing a new home.
Today Ken uses that experience to help consumers make informed decisions, navigate the new-construction process with confidence, and take advantage of opportunities that put money back in their pockets. His practical knowledge, honest guidance and commitment to protecting his clients' best interests are what this program is built on.
The standards we hold ourselves to
Transparent by default
You see how we are paid, what your reward is based on, and what could reduce it, in writing, before you commit to anything. No surprises on the closing statement.
Your lender, your choice
We compare builder incentive financing against outside lenders honestly. We will never require a preferred lender for you to receive your reward, and we take no cut for steering you.
Your information stays yours
We are not a lead broker. Your details are not sold to a panel of agents or a network of loan officers. One inquiry, one advisor, one point of contact.
Verified, not scraped
Incentives and inventory come from authorized feeds, direct builder sources and our own verification, never copied from another company's site and left to go stale.
Answers in five minutes
That is our standard for a personal response during business hours. New construction moves quickly, and the answer you need at 4:50pm is rarely useful the next afternoon.
Honest when it is a no
If you have already visited a builder and they will not recognize the brokerage, we tell you directly instead of stringing you along toward a dead end.
How the business is put together
Straightforward, because you should know exactly who you are dealing with.
| The programs | Texas New Home Rewards runs three programs: up to 2.5% back on new construction, a 1% listing fee when you sell, and up to 2% back on pre-owned homes. |
|---|---|
| The company | A subsidiary of Pipeline Concierge, and separate from 3 Cords Realty Group. |
| Your agent | Ken Michael, the primary licensed real estate professional on every transaction. |
| The brokerage | Brokerage services and all commission payments are handled through eXp Realty, LLC (TREC License #603392), in compliance with eXp, TREC, lender and closing requirements. |
| The platform | Website and technology built and maintained by Nicholas Pillay. |
| How we are paid | From the brokerage compensation on each transaction. On new construction the builder pays it and we keep 0.5% of the price. On a pre-owned home we keep 1% and credit the rest to you. When you sell, you pay a 1% listing fee. |
