Buy a pre-owned home. Get up to 2% back.

Up to 2%, based on the buyer's agent compensation actually received and lender approval.
We take less, so you keep more.
A 3% buyer's agent fee
On a $400,000 home, a 3% buyer's agent fee is $12,000.
We keep 1%
That covers full representation, from the first showing to the closing table.
The other 2% comes back to you
Credited to you at closing, subject to lender approval.
Example: $400,000 home with 3% buyer's agent compensation received. The credit depends on the compensation actually received.

Where the money comes from.
On a pre-owned home, the buyer's agent fee is negotiated as part of each purchase. It is often paid by the seller as part of the deal, and sometimes by the buyer.
When the seller pays it
Ken negotiates for the seller to cover buyer's agent compensation in your offer. When they pay 3%, we keep 1% and credit you the other 2% at closing.
When the seller pays less
Your credit adjusts to the compensation actually received, because we still keep only our 1%. We tell you where you stand on every offer before you sign it.
Before any showing, Texas law requires a written buyer representation agreement. Yours sets out how we are paid and how your credit works, in plain terms, before you tour a single home.

Pre-owned questions.
Is it really 2% back?
It is up to 2%. When the buyer's agent compensation on your purchase is 3%, we keep 1% and credit you the other 2%, or $8,000 on a $400,000 home. If the compensation is lower, your credit is lower, because we still keep only our 1%.
What if the seller will not pay a buyer's agent?
Then there is less compensation to share, and your credit reflects that. Ken will tell you how it affects you before you make an offer, and he negotiates for seller-paid compensation wherever it makes sense.
How is the credit paid?
It is disclosed in the transaction and on your closing statement, and applied at closing, subject to lender approval.
Could my lender limit the credit?
Some loan programs cap how buyer credits can be used, for example toward closing costs. We share the credit with your lender early so there are no surprises at closing.
Why is new construction 2.5% and pre-owned 2%?
Builders pay the commission on nearly every new home, so we can return more of it. On a pre-owned home the buyer's agent fee is negotiated each time, so we keep a little more to cover the work of negotiating it. If you are open to a new home, see our new construction program.
Do I have to use your lender?
No, never. Use any lender you choose.
