Get up to 2.5% back on your new home.
On a $400,000 home, that is $10,000 back to you at closing. The builder already pays it. Register with us before your first model-home visit and it comes to you, with full representation from search to closing.

Up to 2.5%, based on builder-paid compensation and eligibility. Register before your first builder visit.
Register before your first model-home visit.
The one rule: do not visit a model home or fill in a builder's registration form before you register with us. Most builders only pay a brokerage that was registered on your first visit. Walk in alone and that money usually stays with the builder.
The money is already there. The only question is who gets it.
It is already in the price.
Builders include an agent commission in the price of nearly every new home, whether you bring an agent or not.
Walk in alone, and the builder keeps it.
Tour a model home or fill in a builder's form on your own, and that money usually stays with the builder.
Register with us first, and most of it comes back.
We keep 0.5% of the price. The rest comes back to you at closing, up to 2.5%, and you pay us nothing.
Example: $400,000 home with 3% builder-paid compensation. Actual figures depend on the builder and are confirmed in writing before you tour.

Enter a price, or tap one below. The math is simple and shown in full: the builder pays the commission, we keep 0.5%, and you get the rest, up to 2.5% of the price.
Put it toward your closing costs or buy down your interest rate.*

Register before you visit
Send us your details and sign a buyer representation agreement with Ken before you tour or register with any builder. This is what allows the brokerage to be recognized, and your reward to be paid.
Confirm your reward, then shop
A short consultation covers your budget, timeline and financing, and your reward terms are confirmed in writing. Then we compare builders, communities, incentives, rate buy-downs and the tax rate, PID, MUD and HOA costs most buyers miss.
Stay represented through the build
Contract and incentive negotiation, independent inspections, construction milestone checks, final walk-through and punch list, and closing coordination. New construction takes months, and you should not do it alone.
Receive your reward at closing
The reward is disclosed in the transaction, appears on your closing statement and is delivered through the closing, subject to compensation received and lender approval.
Browse every new home. Just do not tour yet.
Search new-construction communities and move-in-ready homes across Dallas and Fort Worth. Found one you love? Register with us before you visit, so the reward comes to you.
Listings, pricing and incentives are supplied by builders through ShowingNew and change often, so we confirm details before you tour. Do not use the builder contact forms inside the search, which can register you without representation. To save homes and searches to an account, use Open full screen.

The money is only half of it.
The builder's sales agent is paid by the builder and works for the builder. Here is what having your own advocate changes.
| Walking in alone | With Texas New Home Rewards | |
|---|---|---|
| Who the on-site agent represents | The builder | You have your own advisor |
| Contract and incentive review | You are on your own | Line by line, before you sign |
| Independent inspections | Rarely arranged | Scheduled at the right milestones |
| Lender choice | Heavy pressure to use theirs | Your choice, compared openly |
| Taxes, PID, MUD and HOA costs | Buried in the paperwork | Compared before you commit |
You get a name and a phone number, not a call center.
Ken Michael has served Dallas and Fort Worth buyers since 2006, working alongside top-producing broker Misty Michael on a business with more than $700 million in closed sales. A significant part of it was new construction.
He knows the builders, the contracts and the incentives from the inside, and you work with him directly. You will not be handed off to a rotating queue, and your information is never sold.
If it does not work for you, it costs you nothing.
The questions people actually ask.
What is the catch?
There is not one, but there is a condition. You have to register with us before you visit or register with a builder. Builders pay a brokerage commission on nearly every new-construction sale, and it is already priced into the home. If you walk in alone, the builder keeps it. If we are registered with you, we receive it, keep 0.5% of the price, and the rest comes back to you. It does not come out of your pocket.
Is it really 2.5%?
It is up to 2.5%, and we are deliberate about that wording. At the typical 3% builder compensation you receive the full 2.5%, or $10,000 on a $400,000 home. If a builder pays less than 3%, or pays on a base price rather than the full contract price, your reward is lower, because we still keep only our 0.5%. We confirm the real figures in writing before you commit to anything.
When and how do I receive it?
At closing. The reward is disclosed through the transaction, appears on your closing statement, and is delivered through the closing, subject to compensation received, lender approval and applicable restrictions.
I already visited a builder. Am I out?
Not necessarily. Some builders will still recognize us, particularly if the visit was recent and you did not register or sign anything. Tell us the community and the date and we will find out at no cost, and we will tell you straight if the answer is no.
Do I have to use your lender?
No, never. Use of any preferred lender is not required. We compare a builder's incentive financing against outside lenders honestly, because sometimes the builder's offer really is the better deal, and sometimes it is not.
Could my lender limit the reward?
Sometimes. Some loan programs cap how buyer credits can be applied at closing. That is why we disclose the reward to your lender early, so any adjustment is known weeks ahead instead of at the closing table.
Does it work with every builder?
It works with builders who recognize and compensate outside brokerages, which is the large majority of production and semi-custom builders in Texas. We verify the specific builder before you tour.
Is the reward taxable?
Buyer rewards like this are generally treated as a reduction in the purchase price rather than income, but we are not tax advisors and your situation may differ. Please confirm with your own tax professional.
Register before your first visit, and the reward is yours.
On a $400,000 home, that is $10,000 back at closing. It costs you nothing to claim, and your terms are confirmed in writing before you tour.
